Most German estate agents offer a property for sale and leave the rest of the extensive networking and liaison to the customer. For this, most German estate agents charge up to 7.14% including 19% German VAT. After that, you are left on your own. Our commission (2,38% including German VAT) is one of the lowest on the market and included is all the work pre and after sale.
Real estate purchase is processed through the renowned German legal system. Acting as a trustee to both sides, a publicly certified notary will be necessary for the purchase process. On investors behalf, a trustee account will be opened to transfer investors equity and / or receive mortgage out payment. Unless all conditions regarding the purchase contract are fulfilled and 100% of the purchase price has been deposited into the trustee account, the notary will not pay in favor neither to the vendor or to the estate agent. This is a very safe way of purchasing a property in a country that is foreign to the investor.
We always recommend the renowned notary office Dr. Lehmann-Brauns (vice-president of the Berlin parliament) in Berlin.
All documents will be translated, if so required. Our complete staff is English speaking and partially even native. Should in any case you receive documents from German notaries, banks, tax-authorities, land registry, just pointing out only the more important parties of a purchase process, you are welcomed to make use of our 48 hours fax-hotline. Within the given time, you will receive a brief summary on English to make you aware of possible deadlines or vital information. Again, this is part of our package and is included pre-and after sale during the ownership of your Berlin property, for which we received the commission paid through you.
Every Property has a property management that will take care of the communal area and behaves. Therefore you have to pay a management fee which is included in the house corresponding costs we call “Wohngeld”. Further on there is a tenancy management as well, almost identically with the property management that will take care of your tenant and which will transfer you the net net rental income after deducting your part of the house corresponding costs.
After the purchase act and the date of handing over is given, the property management which is pointed out in the purchase deed will inform you about your rights and forward you the property management contract and power of attorney to act on your behave.
